Royal York Apartments Garage

Our biggest project to date, the seven-floor Royal York Garage is a unique garage located beneath a multistory, occupied apartment building. This elaborate project consisted of extensive partial- and full-depth concrete repairs to a 110-year-old conventionally reinforced joist floor slab that had likely never had a major restoration previously. Tight quarters, unusual traffic flow that had to be maintained while occupied, and a subterranean-like environment required extra safety precautions and careful coordination between all team parties.

Part of the extensive scope required an elaborate drainage system installation featuring specialty horizontal drilling. Additionally, a traffic coating system and clear sealer were applied throughout. Finally, painting of the entire first floor gave a finished look that can be managed well into the future. Because the building was occupied and near the University of Pittsburgh, where many students would be residing come fall, the project was phased and required a tight schedule where extra staffing and additional work days were a priority to meet deadlines.
